Maintenance

• Detailed property inpsection upon award of contract
• Prepare property inspection report sorted by address and type of repair
• Regular site visits for inspection of buildings and grounds
• Process routine work orders
• Inspect and follow up on quality of work completed by Association maintenance staff
• Inspect and follow up on quality of work completed by outside contractors
• Dispatch service for routine repairs
• Provide 7 day a week 24 hour emergency service
• Provide maintenance reports, including individual work orders and list of work orders for a particular date or address
• Review work order reports to assure work completed in timely manner
• Obtain pricing and options for larger maintenance projects
• Supervision of on site maintenance staff
• Hiring and terminating on site maintenance staff with Board approval
• Periodic inventory of Association tools and equipment
